We explore the maximum use or best value to create the best ROI a site may hold. This project had an existing remodeled gas station, which had turned into a small market and deli. The owner wanted to continue that use, yet see the best value of the property.
We created a mixed-use project with commercial on the main level and residential above. The commercial would be the market along with new tenant spaces. The residential straddled the commercial space below and was orientated to distant views, light and privacy.
